What does a fit-out and refurbishment include?
A fit-out and refurbishment covers everything that turns a bare or dated space into a finished one — partitions and ceilings, flooring, joinery, decorating, lighting, M&E coordination and finishes. We handle the whole process, whether you’re fitting out a new space or upgrading an existing one.
How much does an office fit-out cost in London?
As an industry guide, London office fit-outs commonly range from around £45 to £200+ per square foot depending on specification and whether it’s a Cat A or Cat B fit-out. What’s the difference between a Cat A and Cat B fit-out?
A Cat A fit-out delivers a functional but blank space — basic finishes, raised floors, ceilings and services. A Cat B fit-out is the full, branded build-out — layout, partitions, furniture, finishes and everything ready to move in. Many tenants take a Cat A space and commission a Cat B fit-out.
How long does a renovation or fit-out take?
Timescales depend on size and complexity — a single-room refresh can take a few weeks, while a full property renovation or larger fit-out can run several months. After assessing your project we provide a realistic programme and keep you updated throughout.
Do I need planning permission or building approvals?
It depends on the work. Structural changes, extensions and some commercial alterations may need building control sign-off or planning permission, while many internal refurbishments do not.
